GENERAL INFORMATION
Stretton Lakes will hereinafter be referred to as “We”. “You” refers to the customer making the booking and the members of their party.
1. HOW TO BOOK
1a. Please telephone 01780 410507 or email info@strettonlakes.co.uk for information.
1b. Bookings are from Friday to Friday, Monday to Monday and short breaks can be taken from Friday to Monday or Monday to Friday. Short breaks are charged at 4 nights for the same price as 3 nights.
1c. Victory Cottage sleep 5 persons there is also an additional charge of £1 a day if you require a cot. If you require a high chair there is an additional charge of £1 per day.
1d. Once you have decided on your booking please complete the booking form on the website www.victorycottage.co.uk / www.strettonlakes.co.uk or telephone 01780 410507.
1e. Provisional bookings can be made and will be held for 3 days from the date of the provisional booking. Once the 3 days have expired the booking will become a completed booking and the charges listed in Section 2 must be paid.
1f. All Special Offer Bookings must be paid in full within 2 days.
1g.When the deposit has been made for your holiday you agree to our contract and all terms included. The name provided throughout the booking will be solely responsible for the behaviour of your party and for any breakages or damaged caused during your stay.
1g. The lead name on the booking form must be over 18 years of age.
2. PAYMENT
All Payments excluding security deposit are Non Refundable (Applicable to New bookings received 1st March 2023 onward)
Stretton lakes strongly recommends that the client takes out insurance against cancellation.
2a. Please see the price list for a full explanation as to prices.
2b. A deposit is required to reserve your booking. The deposit is £100 for any period of booking except Christmas and New Year. The deposit for Christmas and New Year bookings is £200.
2c. An additional refundable security deposit of £100 is required, payable with balance. This deposit will be refunded at the end of the booking period. This deposit will be retained if complaints are received from neighbours concerning noise or behaviour.
2d. The remainder of the balance is payable no later than 8 weeks prior to your arrival at Victory Cottage.
2e. The deposit is non refundable in the event that you change your mind about the booking. (please see cancellations section 3.)
2f. Payment can be made by credit card, debit card, BACS.
2g. Once the deposit, or full payment if a late booking, has been received a confirmation invoice will be sent to you. A contract will then be formed between you and Stretton Lakes. The confirmation will be sent by email or post whichever method you have requested at the time of booking.
2h. You must check the details on the confirmation invoice and notify us as soon as possible if any information is incorrect. You can telephone us on 01780 410507 or e-mail us at info@strettonlakes.co.uk.
2i. If the final payment is not received within the correct time your booking will not be confirmed. We will withhold the deposit already received to cover our administration costs. Please see Section 5k.
3. CANCELLATIONS – Applicable to New Bookings Received from 1st March 2023
3a. Any cancellations made by the client must be in writing once the booking has been confirmed the deposit becomes non refundable, Cancellations should be notified immediately.
3b. If full payment has been made and we can re-let Victory Cottage 50% of the balance will be refunded. If the Cottage is not re-let, no refund will be payable.
3c. Stretton lakes strongly recommends that the client takes out insurance against cancellation.
We recommend you take out holiday cancellation insurance with BOOKING PROTECT to cover you in the event that you need to cancel or terminate your holiday unexpectedly
Booking Protect is available to all new bookings, at the time of booking you are given the opportunity to add enhanced refund terms during the checkout process of booking.
If you wish to move a booking covered by BOOKING PROTECT you will need to contact Booking Protect directly for them to make the required changes. Their contact email is partner.support@bookingprotect.com
3d. Once you have arrived at Victory Cottage we reserve the right to ask you to leave our premises in the following situations:
A. Nuisance such as noise.
B. Unacceptable/offensive behaviour towards neighbours and staff.
C. Vandalism.
D. Damage/destruction to the cottage or grounds.
3e. We will not be liable to pay any compensation if we cancel your booking in accordance with section 3d
CANCELLATIONS – Applicable to Bookings Received before 1st March 2023
3a. You may cancel your booking but you will incur a fee subject to the following:
A. The deposit is non refundable in the event that you change your mind about the booking, it is advised you take out holiday insurance.
B. 6 – 4 weeks prior to arrival – 50% of the total charge.
C. 4 – 2 weeks prior to arrival – 75% of the total charge.
D. 2 weeks or less prior to arrival – a refund may be made at our discretion if the accommodation is able to be resold, we may pay a partial refund.
3b. Cancellations must be made in writing and sent to Stretton Lakes, Stretton, Oakham, Rutland, LE15 7QS.
3c. We may cancel your booking before your arrival date. If we do so we will refund any monies paid.
3d. Once you have arrived at Victory Cottage we reserve the right to ask you to leave our premises in the following situations:
A. Nuisance such as noise.
B. Unacceptable/offensive behaviour towards Neighbours or Staff
C. Vandalism.
D. Damage/destruction to the cottage or grounds.
3e. We will not be liable to pay any compensation if we cancel your booking in accordance with section 3d
4. Force Majeure
We regret we cannot accept responsibility or pay any compensation where the performance or prompt performance of our contract with you is prevented or affected by reason of circumstances which amount to force majeure. Circumstances amounting to force majeure include any event which we could not even with all due care, foresee or avoid. Such circumstances include the destruction or damage of your holiday home. (which cannot reasonably be remedied to a satisfactory standard before the start of your holiday) through fire, flood explosion, storm or other weather damage(including a period of electricity failure), break-in, criminal damage or any similar event. Such circumstances also include riots or civil strife, natural or nuclear disaster, war or threat of war, actual or threatened terrorist activity and all similar situations beyond our control.
5. YOUR OBLIGATIONS
5a. You will take proper care of the property and its contents. Victory Cottage should be left in a clean and tidy manner as they were when you arrived. If you have any queries concerning the state of the cottage on your arrival please contact
5b. Breakages / damage must be reported to us and made good or paid for if appropriate.
5c. Victory Cottage is strictly No Smoking.
5d. No additional visitors are to stay over night without our permission.
5e. No pets are permitted on the site except for guide dogs.
5f. Please contact us if you are intending to arrive after 9pm
5g. Victory Cottage must be vacated by 10.00am, on the day of departure. Victory cottage can be occupied from 3.00pm on the day of arrival.
5h. All fixtures and fittings and equipment must be used solely for their intended purpose. You must not take into the cottage any lighting equipment, barbecues, or any items that may cause danger to the cottage, its equipment or occupants.
5i. You are responsible for arranging your insurance cover.
5j. In accordance with Section 2i if the correct payment has not been made you will forfeit your deposit.
5k. Collection of the keys will be notified in your final confirmation.
6. OUR OBLIGATIONS
6a. We will make all endeavours to ensure that all advertised facilities are available on your arrival.
6b. If for any reason a facility is not available you will be advised and offered an alternative if this is possible.
6c. We provide all bed linen, towels, and bathrobes for use during your stay at no extra charge. For bookings of more than one week the linen and towels will be changed at the end of each week.
6d. We provide electricity, water and gas at no extra charge.
6e. We reserve the right to enter Victory Cottage at any reasonable time, giving reasonable notice, to make an inspection, carry out repairs or carry out maintenance.
6f. We accept no liability for any accident, loss, death or damage to you or your property unless such loss, death, damage or accident is due to our negligence or the negligence of our employees.
7. IMPORTANT INFORMATION
7a. We endeavour to ensure everything is to your satisfaction during your stay, should there be any cause for complaint during the occupation of the lodge, it must be notified promptly to the management. 7b. This Contract is subject to the laws of England and Wales and the jurisdiction of the English courts. YOUR STATUTORY RIGHTS ARE NOT AFFECTED
